Why Urmet turns up in so many Melbourne apartment buildings
Urmet has been specified in Australian residential and mixed-use buildings for decades, which means a great many owners corporations are running one without ever having chosen it. Repair or replace? Start here
The single most useful thing we can tell you before a site visit is that these two questions have very different answers, and most people are quoted for the second when they needed the first.
- One apartment affected — almost always the handset or its wiring at that unit. A repair or a single replacement, not a building project.
- One riser or one floor affected — usually a distribution or power issue in the common area. Still a repair.
- Whole building affected — could be the entrance panel, the power supply or the main bus. Often still repairable; occasionally the trigger for a genuine upgrade conversation.
- Works, but nobody can change the name directory — that's a documentation and access problem, not a hardware one, and it's the cheapest of all to fix.
Ask which of the four situations above applies, and ask specifically what was tested to rule out the cheaper ones. A quote to replace every handset in a building because one apartment has no audio is a quote worth a second opinion. We'll tell you when replacement genuinely is the right call — but it should be an argued conclusion, not the opening offer.
Which Urmet system do you have?
Urmet has produced several generations of system over the years, and they are not all interchangeable — which is exactly why matching parts matters and why guessing gets expensive. The fastest way to get a useful answer from us is a photo of the handset, a photo of the entrance panel, and any model or part number printed on either. From that we can usually tell you what's compatible before anyone comes out.
Strata and owners corporation work
Most of our Urmet work is in strata buildings, which have their own constraints: quotes that a committee can actually read, work scheduled around residents, and a written scope so the decision survives a change of committee. Where a building is weighing repair against replacement, we'll set out both with the reasoning attached rather than presenting one number. We also handle common-area CCTV for the same buildings.
